Patty,
 I don't have a model agreement, but you might want to speak to your
Development Office.  I would guess that the benefactor might want the
tax write-off for the equivalent of a two-year rental.  In the
agreement, you might want to address who is responsible for repairs,
transportation, etc., so that no one will be unpleasantly surprised.
