Intellectual Property Ownership

We have an industry representative interested in a sponsored research
agreement with us that contains the provision that all intellectual
property arising during the period of sponsorship belong to the company.
They are willing to make an up-front payment for this provision and want us
to propose a price. Does anyone have experience in such a situation when
there is, as far as we know, no intellectual property at this point and
having to set a price for a provision such as this?
