If the space she has is really her own, but just in a big room, then that
is a LOT better than a bench in someone else's lab. Make VERY sure that
reviewers understand that this is NOT one of those "postdoc becomes
instructor and advisor wants her to get R01 and keep doing his/her
projects."
I agree with Michael...this is a red flag of sorts and you need to be very
clear about the situation vis-a-vis space but also independence and
institutional commitment.
Does she have an office? Where will she read, write, and think?
