We recently completed a lease for lab space. This is very new, state of the
art lab and research space for both clinical and non-clinical procedures. We
participated in the construction phase of the building from an advisory role.
Our current lease is $31.00 per square foot. We pay a portion of the utilities
and the housekeeping above this price. The purchasing agent at my institution
almost had a heart attack over the price! But, we justified based on age,
technology involved, etc., and she let it go through. We have other leases and
they run from $15.00 to $20.00.

I would think Gainesville, FL and Little Rock would be comparable. Good luck!
